Traffic!
Pima Road is already congested. Traffic on Pima generates resident complaints on a regular basis.
Pima Road Widening
The Maricopa Association of Governments (MAG) led a study on plans to widen the two-lane sections to four lanes (two in each direction). This would be done in sections:
- The next section to be done is from Happy Valley to Jomax, 1 mile. Studies and design are done. Utility relocation has been delayed from fall 2026 to spring 2027. Construction would start summer 2027 and go into 2028.
- Jomax to Las Piedras – 1.2 miles – is way behind original schedule.
- Las Piedras to Cave Creek – 4+ miles – based on the above, the completion would be well into the 2030's.
We understand that the developer would have to pay for the section north of Las Piedras, at least up to Stagecoach Pass - but critically, residential development could start before this section was completed.
In short, while there are plans to widen Pima Road, expect traffic to only get worse between now and the early 2030's.
